Villa Las Palmeras & Villa Katalina

Has anyone stayed here?

 

Villa Las Palmeras has accommodations for 34 people, and if you need more space you can also rent out the connecting sister villa, Villa Katalina for a total of 50 guests.

 

Villa Las Palmeras is $175 Nov-May, $135 June-October. I wonder if they would cut us a deal since we'd be staying late in May (around the 24th). Katalina is $145 Nov-May, $125 June-October. Not bad at all compared to the other villas I've been researching!

Okay here's the deal on Villa Las Palmeras. It is a nice villa - although not as nice as some of the other villas. Like a middle of the road villa. The two drawbacks that I see to Palmeras are these: 1) the bathrooms didn't use to (as of last year - they could have changed this by now) have doors on them - they had swinging half doors (like old-time bar western movies).

 

and 2) when we would have an event there we ALWAYS ran into the problem with them running out of water at somepoint in the evening. Now, I don't think that was so much a problem with guests just staying there and using water normally. But, when everyone was trying to get ready at the same time (thus take showers at the same time) and, then, using the bathroom all night long, it did become a problem.

 

With that said, I think, if you know those things ahead of time, then you're better prepared and understand that part of the reason for the price being a little lower than other villas is that it's a little more rustic than other villas. But, on the other hand, the big palappa downstairs is nice and comfy and I think the pool always looked really inviting and the staff was rumored to be fantastic. And they have a great view from the upper terrace.

 

So, that's my 2 pesos worth :).

I am going to use both villas for my wedding on July 4th. I visited them in February and in Villa Las Palmeras the bathrooms in the bedrooms still do not have doors. The main bathroom in the living room does have a door. In villa Katalina the bathrooms are a little more private. When I visited the villas I thought that they where well kept and clean and that is even to say that a group had just left when I visited them. My wife and I rented Villa Las Palmeras for our wedding in April 2017. The dates of our rental agreement were April 28th-May 3rd. While the onsite Villa staff was absolutely fantastic and the food was amazing, our overall experience was horrendous. On the Monday prior to our arrival we received a phone call from Naomi who is the property manager in the US that works directly for the Villa's owner stating that there was a "bridezilla" who had just checked in to the Villa and was now refusing to check out until the day after our scheduled arrival. Naomi said that they were working on making sure she would be vacated but if they were not able to do so, they would have to put us up at another property for our first evening even though our rental agreement and payments showed that we had booked to stay starting on April 28th 2017. After several hours, we received a follow up call stating that the current guests would be vacated from the property on time and we could check in as scheduled. With high hopes for a better experience moving forward, we checked in to the Villa on Friday April 28th. Our arrival day and the next day (Saturday April 29th) went smoothly and all of our guests (36 people including us) had a great time. Unfortunately after dinner on Sunday April 30th, the water shutoff. This meant that nobody could use the restroom, shower, cook, and the Villa was completely inhabitable. Luckily, we were ensured by the onsite staff (namely the onsite property manager Juan) that the water would be back on the following day. But by 6pm on Monday May 1st, the water had not returned. We had to book last minute hotel rooms at our own expense for ourselves and our 34 additional guests. We continued to check in with Juan every couple of hours on Tuesday May 2nd about the water but by 5pm that day it was still not working. The Villa owner who lives in Southern CA was of no help (we still have never heard from the owner to this day) and Naomi who is also based in Southern CA only communicated to us when we reached out to her. Given that the Villa was completely unlivable for 3 of the 5 nights we rented it, we requested a formal refund for those 3 nights. The owner of the property and Naomi have refused to give us a refund and the lack of communication from them has been horrendous to say the least. I would NOT recommend ever renting a property from these individuals (Naomi's company is called Vacation Rentals Now and the Villa owner has several other properties for rent in PV) as they are unreasonable and do not provide their tenants with the basic resources needed to consider a property live-able.

I am far from rich or famous, but once a year I put my hard earned money together and I pay for my version of the Rich and Famous. Myself, and several friends rented out 2 properties in Puerto Vallarta from Oct 12-16th, 2017, Villa Las Palmeras and Villa Las Ventanas. It cost us as a group a little over $13k, this was a gated community with chef services on site. Juan, the House Manager, along with his immediate staff were amazing. We provided Juan and his crew additional funds prior to arriving and they did all of the shopping and cooking for our group (additional expenses). Our drivers met us at the airport and we started on our dream vacation. As we rode through the city I couldn’t help but to notice that the area we were headed towards was decreasing in value and we were definitely out of the “resort” area of the city. So our driver makes a left turn into what appears to be an alley, and when he pulled up to the property I couldn’t imagine we were in the correct location. The common area of the property was the cleanest area in the home and it was OUTSIDE!! I have NEVER seen bedrooms so upkept! I pulled my bedspread back and it appeared as though a mechanic got into a fight with a bottle of open oil on my bedroom sheets! Deplorable, disgusting, and completely unacceptable. As I continued to pull the sheets back I had to witness mold, mildew, and bed bugs, or dead bugs on the mattress! Quickly my one week a year of living the lifestyle of the Rich & Famous came crashing to reality. VILLA LAS PALMERAS AND VILLA LAS VENTANAS is not habitable. Ownership had no compassion for my vacation party and argued the condition of the home as if they would lay their heads down in this DISGUSTING property. Management showed their face on Oct 12th and made promises of correcting our issues but as of today Oct 17th we haven’t heard anything else from them. My party ended up spending money on comforters, sheets, and finally hotel accomodations. Thank goodness we were all able to book at the Puerto Vallarta Westin Resort. So I’ve paid for 2 vacations thanks to LAS PALMERAS AND VILLA LAS VENTANAS!!!!!! The pictures of these properties online ARE NOT THE PICTURES OF THIS PROPERTY!! My entire party will be or has posted pictures of the REAL condition of this property. These owners are slum lords DO NOT BOOK THESE PROPERTIES if you want to have a decent vacation.

Unfortunately, this is not a good place for anyone who is anticipating a clean upscale vacation especially for a wedding or milestone event. We have the 2nd master suite which fortunately had a real bathroom (the pics do not show the other rooms bathrooms for a reason). We left to stay at another place by day two. The sheets and pillows were dirty. The AC went out several times but came back on. We never had hot water despite multiple failed attempts to fix it with management. WIFI never worked but we were advised that a recent "firewall" issue occurred but we confirmed it never worked. Set your standards and expectations properly before putting down a large deposit. Management did not care and critically need to lower the price significantly. This is an ideal spot for a high school students who will likely be offsite the majority of the time and will likely will not try to get their parents money back.
