    Offer what you feel comfortable. First, make sure you find a 'price range' that you guys feel comfy in. Obviously, don't offer them the full price they want. You've got to save $, too!
    They say to try to offer within $50k of the asking price. BUT it depends on things. Make your intial offer, do the home inspection and kind of go from there. If they counter-offer, depending on if you are comfy with it or not, counter-offer or not. Good luck.

      Thanks so much for everyting girls. I put a bid in this morning.... Probably more than I should have started with but I pretty much told the RE agent that I'm not bargaining much. The bid was for 258,000 Seller pays Closing (which is 8000) all appliances stay including washer dryer and fridge. Seller purchases home insurance (like the ac, garbage disposal type) and she has to be out 30 days after the signing of the agreement. So, we will seee...... If not there are a lot of cheaper houses here on the market. There was just something about that one I loved. Wish me luck!!!
